SOFT-CLOSE WITH LINKED BIDDING: This is a soft-close auction with all three tracts linked together for extended bidding. If a bid is placed on any tract during the final minutes of the auction, the bidding time will be extended on all three tracts. Bidding will continue until there has been no further bidding activity on any of the linked tracts.

INDIVIDUAL TRACTS: The property will be offered as three individual tracts. Each tract will establish its own individual sales price. Tracts 1, 2, and 3 will be sold subject to the Seller's Confirmation. Tract 1 is currently a separate parcel. Tracts 2 and 3 are currently part of the same parcel. If Tracts 2 and 3 are purchased by different buyers, a survey will be required to establish the final boundary between the two tracts.

DOWN PAYMENT: A 10% non-refundable down payment is required within 24 hours of auction closing, with the balance due in cash at closing. The down payment may be made by cash, cashier's check, personal check, or corporate check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. DEED: Seller shall provide a Warranty Deed.

EVIDENCE OF TITLE: Seller shall provide title insurance in the amount of the purchase price.

CLOSING: Closing shall take place within 30 days following the auction. If Tract 2 and Tract 3 are purchased by different buyers, closing may be extended as necessary to allow for completion and recording of the required survey and establishment of the individual parcels.

POSSESSION: Possession shall be granted at closing, subject to the rights of the current farm tenant as outlined below.

REAL ESTATE TAXES: Real estate taxes shall be prorated and final as of the day of closing. Taxes for Tracts 2 and 3 will be reallocated following any required parcel split.

FARM TENANCY & 2026 CROP RIGHTS: Tracts 1, 2, and 3 are currently subject to a farm lease expiring at the end of 2026. The current tenant retains all 2026 crop and harvest rights. Farming rights shall be available to the successful buyer beginning with the 2027 farming season.

Closing may be extended as necessary for completion of the survey.
