Take the opportunity to purchase a National Historic Landmark at auction. Being offered for sale is The Barns, The Round Barn Theater and 9.58 acres in downtown Nappanee, Indiana. With 50 years of successful business history, it is now your opportunity to make this property a legacy for you! This property was part of the original Amish Acres created in 1968 by the Pletcher family. In 2020 the property was purchased by U.S. Congressman Marlin Stutzman and his wife Christy, but since being elected to the U.S. Congress they have decided to offer The Barns for auction and for a new owner to seize the opportunity to operate this historic landmark. The property consists of ten total buildings with over 54,000 square feet of space and 9.58 acres of land on U.S. 6.
The Round Barn Theater and Lobby: The focal point of the property and what truly makes the property special, is The Round Barn Theater. Created from a 1911 round barn that was originally built in Marshall County and was moved to the location in 1998. It was transformed into a professional theater that seats nearly 400 guests per performance and has a full professional stage that was recently remodeled under the current ownership. Guest are treated to a theater experience like no other with the beautiful wood work and wood dome above them. For an enhanced guest experience, the guest enter into the lobby area which has a ticket box office, a concession stand and seating area.
Greeting Barn: The greeting barn is attached to the Round Barn Theater and is a multi-purpose building. The Greeting Barn was built from an 1876 Amish barn that was dismantled and reassembled on the property. On the main floor has been used as a gift shop, which was successful as it allowed theater guest to mingle and shop before and after performances. On the second floor of the barn, this floor has recently been used as a wedding venue. Directly off the wedding hall, there is a bridal quarters for the bride and bridal court to utilize for the wedding. There is also a restroom and executive offices off the wedding area. On the main floor attached to the Greeting Barn is the Locke Township Meeting House that has recently been used for actor practice facility, but in the past had been used as a movie theater to show documentary films.
Restaurant Barn: This 20,000+ square foot facility is constructed from two 1870's bank barns. With the front barn hosting the retail bakery on the main floor and on the second floor another wedding venue or private meeting space. The second barn has a 400 seat restaurant with a private meeting room and a bar area. No other restaurant in Northern Indiana has such a special setting for a dining experience with the beautiful wood features of the barn. Attached to the two barns is an 8,000 square foot commercial kitchen that is fully furnished with equipment for you to continue the bakery and restaurant operation. Also in this building are multiple executive offices. With this facility is a three-way liquor license that is transferable to the new buyer upon approval from the state.
W.H. Best Meat Market: Built circa 1860 this two-story log house that is 18' x 19' was moved from it's original location on U.S. 6 to the property in 1973. The market is named for an original family meat market located in Nappanee. This unique building also features a wooden walk-in cooler. Most recently this building was used as an antique store.
Soda Fountain & Fudgery: The most historic building preserved on the property is this 20' x 30' log house built in 1853. This home was built by Reverend R.J. Smid, a Dutch Mennonite, who emigrated from the village of Balk in the Netherlands in 1853. From Mrs. Smid's diary, “On November 3, 1853, at last, with God’s blessing, we moved into our house, even though it was still in bad condition to live in.” Because of tolerance, this was the only Dutch Mennonite congregation to immigrate to America. The antique marble soda fountain from another day is a one-of-kind treasure. Most recently a Ben's Pretzel was located in this historic building.
Kuhns Cider & Grist Mill: Originally constructed in 1895 on the farm across the road, the mill was moved to the property circa 1915 and has remained ever since. Nearly 3,000 bushels of apples a day can be pressed. When running at full capacity, neighboring farmers would line up at 5am with their wagons of apples to be pressed.
Hershberger/Caretaker Home: At the north-end of the property is a two-story home that was constructed in 1890. This home consists of 1755 square feet of space, 4 bedroom, 3 baths and $50,000 modern updates and improvements by the current ownership. Most recently it has been used as quarters for performers from the theater, but in the past was used as a caretaker home.
Maintenance & Shop Barns: With any property like this, you will need multiple barns for storage and a maintenance facility. The three buildings at the north-end of the property have over 8,000 square feet of storage space and an additional upstairs loft for more space. The one barn had also doubled as a vending kitchen during festivals on the property with opening windows. These buildings give you ample space for storage and an opportunity to expand if needed.
Just recently the seller's have completed over $600,000 in improvements to the property including new roofs to multiple buildings, air conditioning and HVAC repairs and updates, caretaker home updates and remodeling, updated theater stage floor and audio system, cooler and freezer updates, a new LED roadside sign, and numerous other updates and repairs. The current ownership has made this property turn-key for a new owner, and to make the even easier all the personal property including kitchen equipment, restaurant furniture, theater equipment, wedding supplies, and other equipment will be included with the sale of the property.
